When a garage conversion is the better answer
Not every home has the garden for a garden room. A garage conversion turns an attached or integral garage into a proper living space: an office, playroom, gym, snug, utility or guest space, without losing any garden at all.
It suits households who need another room, have a garage that's mainly used for storage, and want to avoid the cost and disruption of a full extension. Because walls, roof and foundations already exist, the work concentrates on making the space warm, dry and liveable.
Professional help matters because garages aren't built to be lived in. Most have uninsulated, single-skin walls, a cold concrete floor, a lightweight roof and an up-and-over door. Converting one well means upgrading every surface of that building fabric, managing damp properly and meeting Building Regulations, which almost always apply.
Why it matters
Why quick garage conversions disappoint
The most common failure is a room that's cold underfoot and hard to heat, because the floor and walls weren't insulated properly or a damp-proof membrane was missed. Condensation and musty smells follow, and the room ends up used for storage again.
Converting without Building Regulations approval causes problems when you come to sell, as buyers' solicitors will ask for completion certificates. Putting it right afterwards can mean opening up walls and floors for inspection.
Common mistakes we see
- Skipping floor insulation or the damp-proof membrane to save cost
- Infilling the door opening without matching foundations and insulation
- Assuming no approvals are needed
- Forgetting ventilation, so the new room suffers condensation
- Running electrics without a registered, Part P certified electrician
Our process
Five clear steps, all handled for you
- 01
Free site visit and consultation
We come to you, walk the space, check access, levels, ground conditions and boundaries, and listen to how you want to use the room. No charge and no obligation.
- 02
Bespoke design and free quote
We design the room around your use, your plot and your budget, then give you a written quote that sets out what's included, from foundations to finishes.
- 03
Planning advice and approvals (if needed)
We tell you plainly whether permitted development covers the project or whether planning permission or Building Regulations apply, and we can handle the applications for you.
- 04
Groundworks and on-site build
Our own carpenters and fitters build the foundations, structure and insulated building fabric on site, so every junction is measured and sealed for your room, not a factory template.
- 05
Electrics, finishes and handover
Electrics by NICEIC or NAPIT registered electricians, certified to Part P. Heating, plastering, decorating and joinery follow, then we walk you through the finished room.

Designed for comfort
Insulation, damp management, ventilation and heating are planned around the existing garage and your intended use.

We advise on Building Regulations and planning and can handle applications for you.
Certified electrics
Electrical work by NICEIC or NAPIT registered electricians, certified to Part P.
Fitted to suit
Our joinery background means built-in storage, desks or utility fittings can be made to fit the room exactly.
What goes into a proper garage conversion
Each garage is different, so we survey it at the free site visit before recommending an approach.
Floors
Garage floors are usually lower than the house and uninsulated. We typically add a damp-proof membrane, insulation and a new floor build-up to bring the level closer to the house and stop cold coming up from the slab.
Walls and the door opening
Walls are insulated and lined to bring them up to modern standards. The garage door opening is infilled with a properly founded, insulated wall, often with a window, and finished outside to suit the house.
Roof and ceiling
Flat or pitched garage roofs are assessed and insulated, and repaired or upgraded where necessary, so heat isn't lost straight through the top of the room.
Ventilation, electrics and heating
Ventilation is planned to help manage condensation. Heating is extended or added, and electrical work is completed and certified by NICEIC or NAPIT registered electricians.
Finishes and fitted joinery
Once the shell is insulated and dry, we plaster, decorate and lay flooring to match the rest of your home. Because our background is in fitting kitchens, bedrooms and bathrooms, we can build in storage, desks, wardrobes or utility units made to measure, so an awkward, narrow garage becomes a room that feels deliberately designed rather than converted. If you'd like a shower room or WC, we plan the water and waste at the start.
Attached, integral and detached garages
Integral garages usually convert most simply. Attached garages may need more work at the joining wall. Detached garages can sometimes be converted too, and are treated much like a garden room build.

How to compare garden room builders
Quotes for what looks like the same building can vary widely, and the difference is usually in what you can't see. When you compare builders, ask each one the same questions, so you're comparing like with like rather than headline prices.
Is it built on site or delivered as a kit?
A room built on site can be designed for your exact plot, levels and use. Ours always are.
What's included?
Check the quote covers foundations, electrics, heating and internal finishes, not just the shell.
How is it insulated?
Ask about insulation in the floor, walls and roof, and how junctions are sealed against draughts and moisture.
Who does the electrics?
Electrical work should be done by a registered electrician and certified to Part P. Ours is carried out by NICEIC or NAPIT registered electricians.
Who checks planning?
A good builder will tell you whether permitted development applies before you commit, and handle applications if needed.
Who is on site?
Find out whether the people building your room are the company's own team. Ours are our own full-time carpenters and fitters.
How much does a garage conversion cost?
+
It depends on the garage's condition, the floor and roof work needed, and how you'll use the room. We'll give you a clear, written quote after a free site visit.
Do I need planning permission to convert my garage?
+
Often not, as many internal conversions fall under permitted development. But some homes have that right removed by a planning condition, and conservation areas have extra rules. We'll check and handle any application.
Does a garage conversion need Building Regulations approval?
+
In most cases, yes, because the garage becomes habitable space. We can handle the application and make sure the work meets the standards required.
How long does a garage conversion take?
+
That depends on the scope. We'll give you a realistic timeline with your quote.
Can a garage conversion be a bedroom?
+
Often, yes, provided it meets Building Regulations, including requirements around escape and ventilation. We'll advise on what's needed for your home.
Are site visits and quotes really free?
+
Yes. Every site visit and quote is free and comes with no obligation. We'd rather you made a confident decision with clear information than felt pushed into one.
Do you offer emergency call-outs?
+
No. We build planned projects rather than offering an emergency service. Enquiries are welcome 7 days a week and we'll come back to you to arrange a site visit.
Which areas do you cover?
+
We work across Cheshire, Greater Manchester and the wider North West, including Manchester, Trafford, Wilmslow, Alderley Edge, Knutsford and Bramhall. If you're nearby but not listed, ask us.
Who will actually carry out the work?
+
Our team includes full-time carpenters and fitters, alongside trusted plumbers, electricians, plasterers and painters we work with closely and regularly. Working arrangements and the scope are agreed for your project.
Are you insured?
+
Yes, we hold public liability insurance. If you need to see details for your records, or for a school or business, ask us and we'll provide them.
Can you do other work in my home while you're on site?
+
Often, yes. Our background is in carpentry and joinery, including fitting kitchens, bedrooms and bathrooms, so we can talk to you about other joinery or fitting work while we're with you.
